· Review the listing agreement and follow up with clients/agent for any missing signatures or initials; submit completed documents to the brokerage.

· Send an introductory email to Sellers and request they complete the Seller disclosures electronically via the preferred platform (e.g., Glide, DocuSign, etc.). If needed, send the AVID to the agent for completion via Glide.

· Pre-open escrow with the preferred title company and escrow officer and provide the Seller’s contact information.

· Request the escrow number, preliminary title report, and HOA documents (if applicable).

· Order the Natural Hazard Disclosure Report and/or home warranty (if desired).

· Upon contract ratification, review for accuracy and address any issues (e.g., drawing corrective addenda, etc.).

· Send an introductory email to all parties involved with a transaction timeline and submit the sale to the brokerage.

· Provide all Seller disclosures and reports to the Buyer’s agent and their Transaction Coordinator.

· Track key transaction deadlines such as earnest money deposit, disclosure delivery, contingency removals, and close of escrow. Send reminders to the Buyer’s agent and other parties ahead of approaching due dates.

· Maintain constant communication with the Buyer’s agent, title company, and lender (if applicable) to ensure all deadlines are met.

· Verify that all disclosures/reports have been provided and ensure signatures, initials, and dates are completed.

· Prepare any addenda, contingency removals, contract extensions, etc., and send out for signatures as needed.

· Conduct a final file audit to ensure everything is completed for closing.

· Share Buyer’s contact information with the title company and request wiring instructions.

· Follow up with the listing agent and/or TC for Seller disclosures and reports, and with the title company for the preliminary title report, CC&Rs, NHD report, initial deposit receipt, and HOA documents (if applicable).

· Order the Buyer’s home warranty.

· Email the Buyer all disclosures and reports for review and prepare documents for signatures with preferred signing platform.

· Reach out to the Buyer’s agent with reminders ahead of contractual due dates and take appropriate action (e.g., sending contingency removals, repair requests, or addenda for signatures and forwarding to the listing agent).

· Track the status of signed disclosures and send completed documents to the cooperating agent and their TC.

· Follow up for the Buyer’s agent’s AVID (prepare via Glide if preferred).

· Send all inspection reports to the Buyer for signature acknowledgment.

· Follow up with the listing agent for any documentation related to repair requests (e.g., paid invoices, pest control completion notices, etc.).

· Prepare addenda for any negotiated Seller concessions, such as seller credits or price reductions.

· Follow up with the title company for closing updates as the escrow closing date nears.

· Perform a final audit of the file to ensure everything is completed for closing.
